THE BEST SOFTWARE?
THE ONE THAT FITS YOUR WEEK.
A repeat clean, a staff change, a customer question, and an invoice. Use those tasks to compare seven tools before you buy. Check the source dates below and confirm current vendor terms for your team.

Start your shortlist: compare ZenMaid, Maidily, and Cleanr for a small cleaning operation; look at Launch27 when self-booking is central; consider Jobber or Housecall Pro for several home-service trades; and evaluate MaidCentral for a larger operation with implementation support.
Who wrote this? Cleanr publishes this guide and sells one of the products compared. This is a review of public pricing and product documentation, not hands-on testing of all seven apps. The examples below are calculations, not customer results.

WRITE DOWN THE JOBS YOUR SOFTWARE MUST DO.
A solo cleaner and an eight-person crew can need the same recurring schedule but very different assignment controls. Write down your weekly tasks before comparing feature lists. For a broader introduction to the category, see cleaning business software; this guide focuses on selecting a product for repeat residential and light-commercial cleans.
- Recurring appointments: create a biweekly clean, skip one visit, and move another without losing the rest of the series.
- Cleaner handoff: reassign a visit, check who can see the customer’s instructions, and try it on the phones your crew actually uses.
- Booking: decide whether customers need to choose and confirm a slot online or whether the office schedules after a quote.
- Billing: turn a completed clean into the right invoice, then check reminders, payment setup, and bookkeeping requirements.
- Real cost: include owner and office logins, monthly visits, essential integrations, and charges outside the subscription.
BUILD A SHORTLIST FROM THESE SEVEN OPTIONS.
USD public prices checked September 24, 2026. These are different plan shapes, not equivalent packages. Annual billing means an annual commitment or prepayment; confirm terms before purchase.

ZenMaid: maid-service scheduling and messaging
Fit: a cleaning business that wants scheduling, cleaner instructions, and customer communications organized around recurring maid service.
Check: the official pricing calculator asks for cleaners and office managers. Displayed starting prices are $19 for Starter, $39 for Pro, and $49 for Pro Max; do not treat those as a quote for every team. Pro removes Starter’s 40-appointment limit. SMS costs extra. QuickBooks is currently labeled “coming soon.”
Trial task: move a recurring clean, reassign it, and review the customer message and cleaner instructions before sending anything. See the Cleanr and ZenMaid comparison for questions to take into a trial.
Jobber: cleaning alongside other service trades
Fit: an operation that needs quotes, scheduling, and invoices across several kinds of field work.
Check: Jobber’s plans vary by included users and features. Core includes one user. Connect adds capabilities such as reminders, checklists, and QuickBooks Online; the regular annual-billing rate is $149/month for five users or $229/month for ten. Temporary introductory discounts are excluded here.
Trial task: recreate a recurring residential clean with its checklist and invoice, then invite the owner and cleaners needed for that job. Check the selected tier before judging the price.
Housecall Pro: a broader home-service platform
Fit: a business comparing cleaning with other home-service workflows in the same office.
Check: its pricing page lists Basic at $59/month billed annually for one user and Essentials at $149/month billed annually for up to five. Ask for the complete price at your headcount, including any add-ons and required integrations. Starting prices and promotions are not a larger-team quote.
Trial task: schedule repeat visits, dispatch a cleaner, and prepare the customer invoice. Ask the vendor to demonstrate any bookkeeping or recurring-service requirement on the plan you would buy.
Maidily: a small start with job-based pricing
Fit: a cleaning business comfortable matching its plan to appointment volume.
Check: the pricing matrix lists unlimited users but different job allowances: Free 10, Start 50, Grow 150, and Scale 250 per month. Paid monthly prices are $29, $49, and $99. Extra-job packs are available; Grow adds 50 jobs for $8. Each recurring visit counts. Hosted booking starts on a paid tier; team scheduling is listed on Grow.
Trial task: enter a month of recurring visits, assign a team, and check the resulting allowance and booking features. Do not assume the free tier covers the full workflow.
Launch27: customer self-booking
Fit: a business whose website booking form is a central part of acquiring and scheduling work.
Check: the plan matrix lists Base at $75/month or $765/year. Pro adds custom forms and integrations; Plus adds cleaner apps, photos, automated charging, and location-specific pricing and availability. Base’s mobile-friendly interface is different from the mobile apps in Plus.
Trial task: book a recurring clean on a phone with an extra service, then check the assignment and payment workflow. See Cleanr as a Launch27 alternative: workflow screenshots, plan costs, and switching checklist before deciding which booking features you can replace.
MaidCentral: established cleaning operations
Fit: an operation evaluating scheduling, reporting, and implementation support together.
Check: MaidCentral starts at $450/month, with pricing based on physical locations and completed jobs, plus a one-time onboarding fee. It lists unlimited users and customers. There is no free trial; request a demo and a quote using your own operating volumes.
Demo task: ask the presenter to walk through a skipped recurring visit, a reassignment, batch invoicing, and the management report you use each week.
CLEANR: ONE PLAN FOR YOUR CLEANING WORKFLOW.
Cleanr brings customer records, recurring visits, staff assignments, visit photos, quotes, and invoices together. Cleanr costs $599/year or $59/month for the whole crew. Test the work for 14 days with no credit card required.
Check: the field workflow uses the iPhone app. Confirm device needs and any essential accounting or booking integration before switching. Online payments require connecting Cleanr Pay through Stripe; processing fees apply. The documented customer importer covers Jobber CSVs, so verify other file formats and migration scope.
Trial task: create five recurring customers, assign a cleaner, move one visit, and prepare a sample invoice. Preview the actual owner web screens, or see Cleanr for maid services for the residential workflow.
COMPARE DATED COST EXAMPLES FOR THREE OR EIGHT CLEANERS.
These are illustrative subscription calculations for an owner plus three cleaners (four logins, 120 visits/month), or an owner plus eight cleaners (nine logins, 320 visits/month). The visit counts are assumptions, not productivity benchmarks. Each recurring occurrence is a visit. We use selected plans with relevant published allowances; they do not provide identical features.
| Selected plan and billing | 3 cleaners + owner | 8 cleaners + owner |
|---|---|---|
| Cleanr, annual prepayment | $599 | $599 |
| Launch27 Base, annual prepayment | $765 | $765 |
| Jobber Connect, regular annual-billing rate | 5 users: $149 × 12 = $1,788 | 10 users: $229 × 12 = $2,748 |
| Maidily Grow, 12 monthly bills | $49 × 12 = $588 | 4 extra 50-job packs: ($49 + $32) × 12 = $972 |
Maidily’s 320-visit example needs 170 visits above Grow’s 150 allowance, rounded up to four packs (350 total capacity). Its annual discount is not included. For ZenMaid, enter team size in its calculator; for Housecall Pro and MaidCentral, confirm the needed plan and quote. The table excludes taxes, messaging, payment processing, onboarding, add-ons, and migration overlap. A lower subscription does not establish feature parity or total savings.
MAKE EACH FINALIST PASS THE SAME TEST.
- Set up five sample customers. Include one with access instructions and one with a special cleaning request. Use fictional records while testing.
- Create a recurring month. Add weekly and biweekly visits, skip one occurrence, and move another. Confirm the remaining series.
- Reassign a visit. Have a cleaner check the assignment and instructions on their own supported device.
- Prepare an invoice. Verify the amount, extras, customer details, and status without charging a real customer.
- Test the booking requirement. If self-booking matters, check availability, recurring frequency, service extras, and confirmation on a phone.
- Check migration and cost. Verify imports with a sample, record missing fields, and write down the price for the exact plan and team.
Record pass, fail, or “needs vendor confirmation” beside each task. Choose after both finalists have handled the same work. Use the house-cleaning pricing guide separately to check job margins.
Sources and comparison method
We checked the official pricing pages linked in each product section on September 24, 2026. We compare public plan limits, workflow requirements, and subscription arithmetic. We have not completed hands-on trials of the competitor products. Vendor availability, fees, and promotional terms can change; confirm them before purchase.

Choosing maid service software
What is the best software for a small maid service?
Start with the tasks your business repeats: recurring visits, cleaner assignments, customer instructions, and invoices. Shortlist two products that support those tasks on your team’s devices, then compare the required plan at your actual headcount and appointment volume.
Which maid service software has a free plan?
Maidily lists a free plan for up to 10 jobs a month. Each recurring visit counts as a job. Check the booking and team features you need before choosing a tier; a free plan is different from a temporary trial.
How should I compare software prices for a growing crew?
Count cleaners and office staff who need access, then estimate monthly visits. Check user limits, job limits, required feature tiers, annual commitments, messaging, onboarding, and payment fees. A starting price is not a quote for your team.
Can I move my existing customers and recurring cleans?
Ask each vendor which fields and file formats it imports. Test a small sample of customers, future appointments, access instructions, and balances before switching. Do not assume an import recreates recurring schedules, payment details, or invoice history.
LET A REAL WEEK DECIDE IF CLEANR FITS.
Add a few customers, set a repeat visit, assign a cleaner, and prepare an invoice. You get 14 days to test your own workflow, with your crew included.
14-day trial. No credit card required. Add a payment method to continue after your trial. Without one, your trial ends with no charge.
